The Challenge
When refrigeration systems are operating around the clock, even a seemingly minor issue within the supporting pipework can quickly develop into a significant operational concern. Our client was experiencing performance issues within the suspended condenser drain lines serving both a chiller unit and a freezer storage area.
The pipework was located at height, making access difficult, and evidence suggested that internal build-up and blockages were restricting flow. Left unresolved, these restrictions had the potential to cause drainage failures, increased system strain, and disruption to the client’s temperature-controlled operations.
The client required a specialist solution that would not only remove the existing obstructions but also fully restore the pipework to optimum condition while minimising disruption to day-to-day activities.
Site Assessment and Access
Following an initial assessment, our engineering team developed a safe and effective plan to access the elevated pipework.
Due to the location of the suspended condenser lines, a scissor lift was used to provide secure working access, allowing our engineers to work safely while carrying out detailed inspection and cleaning works. Careful planning was essential to ensure the work could be completed efficiently within an active operational environment.
Job 1: Chiller Unit Condenser Line
The first stage of the project focused on the condenser pipework serving the site’s chiller unit.
Upon gaining access, our engineers identified a blockage within the pipe. Using specialist high-pressure water jetting equipment, the obstruction was broken down and removed, immediately improving the condition of the line.
Once the blockage had been cleared, the team carried out a comprehensive clean of the entire pipe run. High-pressure water jetting was used throughout the system to remove accumulated debris, sediment, and any residual contamination that could contribute to future restrictions.
Rather than simply addressing the immediate blockage, the objective was to restore the full internal diameter of the pipework and ensure optimum flow performance throughout the system.
After cleaning, the line was thoroughly tested. Results confirmed that water was flowing freely through the pipework, demonstrating that the blockage had been fully removed and the system had been successfully restored.
Job 2: Freezer Storage Condenser Line
With the chiller line completed, attention turned to the condenser pipework serving the freezer storage facility.
As with the first line, safe elevated access was established using the scissor lift, allowing the team to carry out a detailed cleaning operation.
A full high-pressure water jet clean was performed along the length of the pipework, removing internal build-up and restoring the line to full bore condition. This process ensured that any restrictions affecting drainage performance were eliminated, helping to protect the refrigeration system from future operational issues.
Following completion of the cleaning works, the pipe was tested and inspected. Flow was confirmed to be unrestricted, with the line successfully returned to full operating capacity.
Finishing Works and Reinstatement
A successful maintenance project extends beyond cleaning alone. Once both condenser lines had been restored, Space Engineer Dave carried out the final reinstatement works.
Both pipes were carefully resealed and the insulation was fully reinstated through professional re-lagging of the pipework. This final stage ensured the system was left protected, energy efficient, and in the same condition as prior to access, while maintaining the integrity of the refrigeration infrastructure.

The Outcome
Through a combination of specialist access techniques, high-pressure water jetting expertise and careful reinstatement works, both condenser lines were successfully restored to peak performance.
