Our client required a comprehensive Planned Preventative Maintenance (PPM) service across their site to ensure all drainage and washroom assets remained clean, compliant, and operating at peak efficiency.
The objective was not only to address any existing build-up within the system but also to proactively inspect key infrastructure and reduce the risk of future drainage-related problems.
Our Solution
Our engineers attended site to carry out a full maintenance programme covering:
- Foul water manholes
- Surface water manholes
- Drainage channels
- Gullies
- Urinals and associated pipework
- Interceptor systems
By taking a holistic approach, we were able to assess the condition of the entire drainage network while ensuring each asset was cleaned, tested, and returned to optimum working order.
Urinal and Washroom Servicing
As part of the maintenance programme, all urinal units and associated pipework were thoroughly serviced.
Urinal traps were dismantled and cleaned to remove accumulated scale and debris that can restrict flow and contribute to unpleasant odours. The primary pipework leading to the soil stack was then cleaned and flushed through, removing deposits and ensuring unrestricted flow throughout the system.
The urinal basins and strainers were also cleaned, with all visible debris removed before the system was flushed and tested.
In addition, washroom facilities including toilets and sinks were visually inspected for any signs of defects or issues that could impact performance.
Channel Drain Maintenance
Drainage channels throughout the site were opened and inspected as part of the PPM programme.
Channel grates were lifted, allowing our team to remove accumulated silt and debris from each channel length. Inlet and outlet points were inspected and cleared where necessary to prevent restrictions and maintain efficient drainage performance.
Once cleaned, the channels and grates were thoroughly washed down, leaving the system clean and free-flowing.
Gully Cleaning and Inspection
Surface water gullies can easily become obstructed by silt, vegetation, leaves, and general debris, particularly in high-traffic external areas.
Our engineers lifted each gully grate and removed accumulated deposits using specialist gully grabs. Grates were cleaned to remove weeds and obstructions while the chamber itself was cleared to improve drainage efficiency.
The gullies were then thoroughly washed down, helping to reduce the risk of future blockages and standing water issues.
Manhole Inspection and Jetting
Both foul and surface water manholes were included within the maintenance scope.
The chamber covers were lifted and inspected, with lids and frames checked for structural integrity and signs of damage or deterioration. Internal chamber conditions were also assessed as part of the inspection process.
Any debris or obstructions identified within the chambers were removed before jetting hoses were passed through the associated pipework. This ensured the drainage lines were free-flowing and operating efficiently.
Following cleaning and testing, the chambers were lanced down and left clean and fully operational.
Interceptor Inspection
A detailed inspection was undertaken on all accessible interceptors across the site.
This included:
- Inspection of chamber structure and condition
- Checks on manhole covers and access points
- Assessment of skim plates and internal baffles
- Oil concentration testing using specialist detection strips
- Silt level assessments through dip testing and rod measurements
These inspections provided valuable information on the condition and performance of each interceptor, allowing the client to better plan future maintenance requirements and ensure ongoing environmental compliance.
The Outcome
The Planned Preventative Maintenance programme was completed successfully, with all specified assets inspected, cleaned, and tested.
